Former factories and apartment complexes were among the business sales that took place in early May.

The Post-Journal and OBSERVER have been analyzing real estate sales recorded at the Chautauqua County Clerk’s Office and recently looked at the sales from May 2-13. This time period showed multiple transactions involving a Fredonia apartment complex.

Richard Kohn, Maksim Krivitski and Peter Gao sold 2 Birchwood Drive, Fredonia to Fredonia Birchwood Estates, LLC of Fairport, NY for $260,000. This location is known as Birchwood Gardens Apartments. The three individuals also sold 3 Birchwood Drive for $260,000 to the same buyers.

Separately, 2 Birchwood Drive LLC of Forest Hills, NY sold 2 Birchwood Drive, Fredonia to Fredonia Birchwood Estates, LLC for $260,000.

Meanwhile, Maksim Krivitski and Richard Kohn sold 29 White St., Fredonia to Fredonia Birchwood Estates LLC for $100,000.

Also, 3 Birchwood Drive LLC of Forest Hills sold 3 Birchwood Drive, Fredonia to Fredonia Birchwood Estates LLC for $320,000.

The five transactions were done consecutively, with no other sales listed in between.

Another apartment sale that was over $250,000, was 54 New York LLC of Lakewood which sold 54 New York Ave., Lakewood to Landmark 54 LLC of Lakewood for $710,000.

In terms of former manufacturing plants, the former Petri Bakery was purchased. Silver Creek Partners LLC of North Collins sold 13 tax parcels in Silver Creek, located at 239 Central Ave., 26 Main St., 30 Main St. 18 Main St., 253 Central Ave., 265 Central Ave., and Spencer Alley to Xmas Dave, LLC of Cheektowaga for $1 million. The sale was previously announced by the Chautauqua County Industrial Development Agency.

In a separate manufacturing plant sale, LDI2, LLC of Jamestown sold 1088-1132 Allen St., Jamestown and two parcels in the town of Ellicott to Prestige Property Rentals, LLC of Farmington, Arkansas for $790,000. According to Howard Hanna’s website, this industrial/manufacturing space once was one of Bush Industries manufacturing plants.

For individual sales, there were eight during this two-week period that were $250,000 or higher.

¯ 5229 Madden Road, Harmony sold for $335,000.

¯ 8269 Canterbury Dr., French Creek, part of Canterbury Woods I Condominium, sold for $315,000.
