Sheridan seeks help with eyesore property

SHERIDAN — A recent development in the saga of the former Pawn Starz property in Sheridan has led to action from the Town Board.
The town has officially asked the Chautauqua County Land Bank to get involved with the destroyed former Pawn Starz property. A resolution to do so was passed by the Board at its latest meeting.
The Town Board stated that Chautauqua County is foreclosing on the property because of unpaid taxes, which has prompted the Town to reach out to the Land Bank to gauge interest in the property.
One of the many obstacles standing in the way of the Town’s ability to force a cleanup of the property has been the extensive list of liens placed on the property. Town Board member Joe White expressed optimism in the foreclosure process, which would extinguish the liens, making the property more manageable to take on. White has consistently stated a priority for him since taking his seat on the Board was to address the property.
The property was recently sold by James L. Langendorfer to Nathan Strawder, but the debris stemming from the fire that destroyed the Pawn Starz building in the summer of 2022 has remained as an eyesore on the property.
Prior to the sale, the Town Board retained attorney Joe Calimeri to file a complaint against Langendorfer in New York State Supreme Court, which called for the property to be made in compliance with codes, ordinances and laws of the Town of Sheridan and the State of New York.
Shortly after that action was taken, the property was sold, which left the Town in a position of deciding whether or not to take the same steps against the new owner. Now that foreclosure seems to be on the table, the Town Board is optimistic about what comes next.
“Now our direction is to start meeting with everybody to get a plan,” Town Board Colleen Yerico said.
